Be application ready
Every rental application requires supporting documents in the form of identification, proof of income, and the names of suitable referees.
It’s a great idea to gather this information in advance. That way you can quickly fill out and submit an application for a property that suits your needs.
Make a good first impression
The reality is applying for a rental is a little like applying for a job, with the property manager on the lookout for the best person to look after that asset.
That’s why it’s important to make a great first impression. From the initial inquiry to the property inspection, ensure you put your best foot forward as someone who is punctual, polite, courteous, keen, and professional.
Answer all application questions
Applying for a rental requires a lot of information, and the application forms can feel tedious. That said, it’s important to answer all of the questions.
Incomplete application forms or missing information often see the application shift to the bottom of the pile.
Have strong references
The reference section of a rental application is your opportunity to showcase your character, reliability and ability to look after the property.
Take the time to select good referees who know you well and can offer an honest indication of who you are.
Once you submit your application, they will be contacted and asked things like how long they’ve known you, and how well you’ve looked after previous properties that you’ve owned or rented.
Detail your rental history
Your previous rental history goes a long way to helping you secure future rentals. Ensure you fill out this history thoroughly, including contact details for previous property managers.
If you’ve never rented before, note this. Outline how you intend to look after the property and include referees who can vouch for your ability to pay for and look after the property.
Stable employment and income
It’s important the property manager is able to verify that you have the capacity to pay for the rental. As part of the application process you will be asked to provide proof of income in the form of payslips or bank statements.
The property manager will also contact your employer to verify your employment.
Post application
Once you’ve submitted the application, be patient yet responsive. Chances are the property manager is assessing a number of applications in a bid to find the best person to rent the home.
As part of this process, they might also contact you with further questions. Be ready for this, and respond promptly with the information they need in order to make their decision.
Act quickly
If you are offered the property, act quickly. If you’re the preferred applicant you will need to sign the rental agreement, pay the bond and then also secure the property with two weeks rent in advance.
