Three things you want from your agent

Selecting the right agent to represent your property is no small thing. After all, that person will be tasked with selling one of your most valuable assets and will play a vital role in getting you from where you are now to where you hope to be.

So it pays to consider, what is it that you want from that person? What do you need them to bring to the table in a bid to ensure a successful and swift sale?

Here are three things you should want from your agent…

Information

You don’t sell houses every day, so the agent you select should be a professional that you trust to guide you through the process.

Key to that relationship of professional trust is information. From the outset your agent should be offering you critical information that includes:

  • Insight into the market
  • Where your property sits within the market
  • Best sales method for your home
  • Depth of buyer demand
  • Any improvements you could make to increase the chance of sale
  • Recommended marketing strategies
  • Feedback from potential buyers regarding your property
  • And more…

Meanwhile, your agent should be willing and able to have tough conversations with you when they’re required.

They should be honest, transparent and forthcoming with the information you need to hear. This allows you to make informed decisions about the sale of your home.

Action

Your agent shouldn’t just ‘talk the talk’. You want to know they also ‘walk the walk’, taking the action that’s required to get your property sold.

The best way to determine this is by looking at their reputation, including the reviews and testimonials of clients who have recently worked with them.

While you’re interviewing agents, also ask them about their sales strategies, including the most challenging property sale they’ve had and how they overcame any hurdles.

Buyers

Finally, does your agent have buyers? Do they have a database of people who are ready to purchase and might be looking for a property just like yours?

Also, do they know where to find buyers? And when we say that, we’re really talking about marketing.

This is about targeting a property to the right people in the right place at the right time.

As part of the initial listing presentation, your agent should outline exactly where they believe your property fits in the market, including who they believe it suits, and how they will market the property to this particular segment of people.
