There are a range of easy (and cost effective) facelifts that can all add up to maximise your property’s value, and also ensure it stands out from the rental crowd.

Here are six essential improvements for your rental if you’re looking to give it a bit of a refresh.

Carpets and flooring

By nature, carpets and flooring age and wear over time due to the sheer volume of traffic they endure day in, day out.

They can also really date a property. If you’re looking to give your rental a bit of a spruce up, take a good hard look at the flooring.

If it’s quality carpet with a bit of ingrained dirt, consider having it deep cleaned. If it’s scratched timber flooring, a sand and reseal can give it a total facelift.

However, if it’s reached its use-by date or just looks tired and old, it could be time to invest in new flooring.

The garden

When it comes to giving your rental property a makeover, the garden is often overlooked. But make no mistake, a neat, tidy, trim and some carefully considered planting can make an investment property more welcoming, more appealing and also more private.

If you’re looking to revamp a rental’s garden, start by trimming and tidying, then consider adding plants that are likely to be low maintenance in the future.

A kitchen makeover

The kitchen is a make or break area of any property, and it’s no different in a rental. If your kitchen is looking old and dated, consider giving it a refresh.

At its simplest, this might involve switching out the drawer handles and tapware for something more modern. Or it could extend to replacing the cupboards and kitchen benchtop, along with any backsplashes and tiling.

Bathroom refresh

Like kitchens, bathrooms can really date a property, but revamping them needn’t be expensive. Start with the things that are easy to alter, such as a fresh coat of paint, new shower curtains, and cleaned or painted grout.

Then, if needed, turn your attention to the bigger items such as a new vanity, and new tapware.

 Lighten and brighten

A new coat of paint is probably the easiest way to refresh a property, but don’t underestimate its power.

Pick a nice neutral, light colour and your property will look more spacious, more modern, and more welcoming.

Couple that with some new light fittings and window coverings and your property will have a whole new lease on life.

Climate control

It’s no secret the Australian climate can be extreme, which makes climate control a priority for many renters. In hot climates, it’s a no-brainer to install overhead fans in a rental property.

Air-conditioning can also be a major drawcard, while properties in colder climates benefit from reverse cycle air-con or other forms of heating.

When selecting climate control, try to go for energy efficient options where possible. It might also be worth considering installing solar, with more and more renters seeking to minimise their electricity costs due to the rising cost of living.
