If your property isn’t selling…

When it comes to selling your home, the aim of the game is a swift and smooth transaction for the best possible price. But what if you’ve listed it, had open homes and still the property isn’t selling?

Well occasionally this can happen, even to the most stunning homes in the most sought after locations.

Here are the top tips for what to do if your property isn’t selling…

Take a look at your advertising

The first introduction a buyer has to your property is via advertising, including the listing on the real estate portal.

And this is also your first port of call if your property isn’t attracting the sale that you’d hoped for.

Take a good, hard look at the advertising and consider it from the perspective of a buyer. Is it appealing? Is it enticing? Is it accurate? And does it leave you curious to attend the open home to find out more?

Look long and hard at your street appeal

So the advertising’s good, but what about the actual street appeal? When people arrive at the property does it look warm and inviting?

Good street appeal can add thousands to the value of a property, so make sure the property sets the right impression from the get-go.

Go comparison shopping

One great way to gain an insight into why your property might not be selling is to check out the competition.

Find properties on the market that are similar to yours and in your price bracket, then attend the open home to see exactly what’s on offer.

Seek feedback

Chances are there’s a specific reason your property is not selling within the timeframe you expected, and it could be something small.

That’s why it’s important to seek feedback – from your agent, those who inspect the property, and perhaps even a second opinion from another agent you trust as well.

Reconsider the price

No-one likes being told that the market is not prepared to meet their price expectation.

But the reality is incorrect pricing is one of the key reasons properties languish on the market longer than they should.

If feedback indicates your price might be too high, consider revising it in the interests of making the sale.

Consider a makeover

Even tiny tweaks can help make a property more appealing, and it begs the question, is your property in need of a makeover?

Your agent is best placed to advise you whether a refresh might be warranted, but if feedback indicates there are some things about the property that potential buyers can’t get past, a makeover to address those issues might be a necessity.

Take a break from the market

If your property sits on the market too long, it can get stale, with potential buyers losing interest and no new candidates on the horizon.

In this instance, it can be a good idea to take a break from the market. During this time, you can make any changes necessary to the property, the advertising, and the price.
