How to get the jump start on your next rental
The rental market has been notoriously tough for the past couple of years, with demand for properties far exceeding available supply.
The good news is, that’s starting to ease with the vacancy rate now showing signs of improving. That said, it’s still competitive out there, meaning renters need to be proactive when it comes to finding a property.
So here are our top tips when it comes to getting the jump start on your next rental…
Be proactive
Regardless of what city, town or state you’re in, finding a rental means being proactive from the outset.
You’ll need to start well in advance, and really educate yourself about the types of things available and the prices they command.
You might also need to be a little flexible and think outside the box. For example, if you’re looking for something ultra affordable, you might need to compromise on location.
Or, if you’re looking for something in a specific location, you might need to be creative in terms of sharing with friends, or forsaking ‘nice to have’ features like a pool.
Set your search criteria
As much as Australians love perusing real estate, searching for a rental is hardly a fun activity. In fact it can be quite stressful.
Start early and let the portals do the work for you. Set up automatic searches of suburbs and areas that you’re interested in, and the features that you’re after and have the results delivered directly into your inbox when a new listing appears that meets that criteria.
Network
Sure, a lot of the rental search and application process takes place online these days, but there’s also merit in going old school.
Do put the word out in your social network that you’re looking for a place. Also reach out to agencies that are prominent in that area, and if you’re currently renting, definitely ask your property manager to let you know if anything comes up.
Paperwork at the ready
There’s quite a lot of paperwork involved in applying for a rental, so organise it early.
The usual application paperwork includes:
- 100 points of ID
- Pay Slips
- Referees
- An insight into your rental history
Have this information ready, so you can apply quickly and with ease if something pops up that’s likely to suit your needs.
Showcase your suitability
Applying for a rental property is a bit like a job interview, and yes, these days each application should be personalised.
This involves showcasing your suitability for the property. Do attach a cover letter to your application, outlining why you’re the right people to look after this home.
Be responsive
Finally, be responsive. You’ll need to move quickly throughout the search and application process, and if a property manager reaches out, get back to them quickly with the information they need to make their decision.
