How to be the ultimate renter

As any property manager and rental owner will tell you, great renters are worth their weight in gold.

They not only look after a property, but just make the whole process of owning an investment easy in a range of different ways.

But what exactly makes a great renter, and what’s the benefit of being one? Here we discuss how to be the ultimate renter.

Timely rent payments

A great renter implicitly understands their obligations, including the responsibility for paying rent. That means the rent is paid on time every week without fail.

That said, sometimes life happens. Great renters will be proactive if their circumstances change, working with their property manager to let them know they’re struggling and come to a suitable arrangement until they get back on track.

Proactive maintenance

Ultimate renters know they are entrusted with looking after someone’s greatest financial asset. Sure, they’re paying rent to do so, but they also know it’s important to proactively look after that property and flag any issues before they become major problems.

That means keeping a watchful eye out for maintenance or repairs that might need to be made. After all, problems caught early and fixed are a lot easier and less expensive to deal with than a repair or maintenance issue that’s been left to develop into something larger.

House proud

From a tidy garden to a clean home, and that welcoming feel, house proud people are often ideal renters simply because they care.

They care how the house looks, feels, and whether it’s putting its best foot forward. That doesn’t mean the property needs to be in showroom condition every moment of the day.

It just means the property is looked after, tended to and loved.

Great communication

Renting a property involves a professional relationship with the property manager and also the owner, and key to this is good communication.

An ultimate renter will proactively communicate with the property manager. This might include responding to requests or alerting the property manager to any issues.

Ultimately, it’s about putting the interests of the house first, working as a team to ensure the asset is well looked after and maintained.

It’s a two-way street

Ultimate renters are the types of people property managers readily refer for future applications, and they’re the types of renters that property owners will often try to retain.

But of course, a great rental experience doesn’t just come down to the renter. It’s a professional relationship between the renter, property manager and owner.

And, as a renter, you should expect to have your rights upheld and to be treated with respect.

This means you should expect clear communication from your property manager, along with timely repairs and maintenance, and proper notice about any entries to the property.

You should also be allowed to enjoy the property while having your privacy respected.

After all, this might be someone’s greatest financial asset, but as a renter it’s your home.
