Five affordable reno tips for your rental
Every rental property requires a bit of a refresh from time to time beyond just simple maintenance and repairs.
But sprucing up your investment property doesn’t have to cost the earth. In fact, some small renovation tasks are ideally suited to DIY and deliver amazing results.
Here are five affordable renovation tips for your rental…
A fresh coat of paint
You’d be surprised at the difference a fresh coat of paint makes to any property, transforming it from tired to neat, tidy and rejuvenated in just a matter of days.
On average, rental properties should be repainted about once every 10 years, giving the interior walls a new lease on life.
As a tip, opt for colours that create a light and neutral backdrop.
This helps the rental feel appealing to a greater variety of renters and also allows them to put their own stamp on the property with their furniture and soft furnishings.
Refresh the fixtures and fittings
If there’s one thing that really dates a property it’s the fixtures and fittings. And by that we mean things like light fittings, door handles, and tapware.
Take a look around your investment property and cast a critical eye over these areas. Often many of these items can easily be switched out or replaced with something more modern for minimal cost.
And while you’re looking up, when did you last replace the property’s ceiling fans? Old ceiling fans not only look tired they can also be noisy. If it’s been a while since you last installed new fans, this is a great update to consider.
A quick kitchen update
If you’re pondering the prospect of updating a rental property’s kitchen, there are some options which might make it more affordable than you think.
As we mentioned above, replacing small things like the tapware and even cupboard door and drawer handles can give a kitchen area a lift, as can painting or replacing the cupboard doors.
Meanwhile, if the kitchen is really on the tired side or the benchtops are worn and dated, consider installing new benchtops to give the area a new lease on life.
Window coverings
Window coverings are one of those things in a rental property that should be updated and replaced on a fairly regular basis.
Whether it’s blinds or curtains, these coverings tend to age over time and replacing or updating them is a great way of giving your rental a bit of a refresher.
Flooring
Ideally, the flooring in your investment property is fairly hardwearing, but that doesn’t mean its lifespan is limitless.
Tiles might crack or their style might go out of fashion, wooden floors can get scratched and carpets generally require replacing every 10 years.
If the flooring in the rental is looking a little past its use by date, consider a bit of an update as it’s amazing the difference this simple investment can make.
