Selling this Easter? Here’s what you need to know…
If you’re thinking about selling a property, then spring often comes to mind as the ultimate time to sell. And yes, it is traditionally a busy time of year, but did you know the lead-up to Easter also ranks as a prime transaction time for properties.
And there’s a host of reasons why that’s the case. So, let’s look at why the lead-up to Easter is a great time to sell and how to maximise your chances of selling if you’re taking your property to market over this period.
The property trends
In real estate there are typically five cycles of selling in any given year. These include:
The spring selling season – when people list their property at the optimum time to put its best foot forward. Statistically, this is the busiest real estate time of the year.
The pre-Christmas market – where properties are listed with a view to selling just in time for Christmas and the New Year. There’s a sense of urgency to this stage of the selling calendar, with people looking to lock in or sell and settle prior to the lull of the holidays.
The New Year market – where people list their property after the Christmas break. There’s an opportunity here to capitalise on the pent up demand after the quiet of the holiday season.
The autumn market – which occurs from about February to Easter. This usually comes off the back of people considering their plans for the year ahead and deciding it’s time to sell or buy. Anecdotally, this is the second busiest time of the year, with auction numbers and the clearance rate rising in the immediate weeks prior to Easter.
The winter market – which involves taking advantage of limited competition and listing your home in a typically quiet market.
As much as the above are trends, the reality is there are no hard and fast rules. People buy and sell property at all times of the year, with supply and demand fluctuating for a whole host of reasons.
Easter selling tips
If your property’s about to go to market or is already listed in advance of Easter, it’s all about putting your best foot forward in a bid to secure a sale.
Do…
- Take advantage of the cooler weather, and open up your home to allow natural light/ breeze through.
- Make sure your garden is in tip top condition and that your property has great street appeal. After all, you only get one chance to create a great first impression.
- Appeal to all the senses at every open home. It’s not just about what people see, but also what they hear, feel and smell that helps forge an emotional connection with a home.
- Consider the finer details, including any repairs that need to be made to the property.
